A list of income-producing assets to invest in
Yesterday on my personal account @joeysewilo I brought up the fact that not enough of us are taught to invest in income-producing assets early enough
If more of us were able to do this before accumulating an unhealthy amount of overhead and expenses, there would be a lot more of us who achieved financial freedom

Nothing fancy. Everything clean.

The master bathroom (a core area of a flip) is an important selling piece if you want to sell your property (A) quickly and (B) profitably.

This 3 bed / 1 bath went under contract before even going on the open market
.
This neighborhood likes tans and browns in their bathroom finishes, so tans and browns are what we gave them! (No pun intended)
.
Resales don’t always go quickly so I’m sure pumped when they do!!
.
The renovation process on this one went pretty smoothly. The contractor and I have some...let’s say “miscommunication” with each other but we got through it enough to get this done!
.
The lending process and getting OPM was quick! I had offers to fund it a day or two after locking it under contract and chose the best one for me pretty early in the process.
.
I proposed a six-month project and felt like I was looking kind of bad with my lenders when we were three months in without as much progress as we would have liked.
.
I fell on the sword, let them know about my miscommunications with the contractor, and kept everything transparent. Wasn’t easy, but it was the truth. And I think it made me look bad and good at the same time.
.
When it was ready for market this week, we had a plan of making the listing live and I actually went on social media to discuss pricing it out. (Check my story highlight “The Resale” to watch it)
.
We ended up having a buyer make an offer before we have never got to market. It was a strong enough offer to take right away.
.
At the end of the day if this buyer ends up closing on the deal, we will beat our projected timeframe and get a higher selling price than anticipated! My team has some work to do to bring this to the finish line so fingers crossed that everything stays on track!
.

Securing OPM (Other People’s Money) to #fliphouses is backwards...

And it made no sense to me when I first learned about it 7.5 years ago.

I thought that you had to be filthy rich to get into the game.
.
Or at least have someone else who was filthy rich be locked, loaded, and committed to partnering with me on each house that I considered making an offer on before making my offers.
.
But that simply wasn’t and isn’t the case...
.
The process that is most effective in today’s market goes like this:
.
1. Analyze the deal
2. Make the offer
3. Find the lender (if the offer is accepted)
.
Backwards, right!?
.
While being filthy rich doesn’t hurt, it’s not an absolute requirement. When I started, I was broke!
.
And I’ve lost it all with som pretty dumb decision making but came back into the game dangerously effective (and broke again)...
.
My financial situation was never something that held me back in the #houseflipping biz as long as I followed steps 1-3 above!
