This master bedroom design got off track when the en-suite was separated from the walk-in closet. This mistake places the master bedroom in the center of the plan which is not ideal because it faces the side yard as opposed to the back yard and therefore has reduced access to natural light. This layout is also not functional for getting ready because you will always have to transit the bedroom to move between the closet and bathroom. To fix this plan, move the bedroom to the far end so it faces the backyard and can have a larger window. Change the “L” shaped closet to a double sided closet with more lineal feet of storage. Rearrange the en-suite to allow for a bigger shower and a simpler layout with less wasted floor space. I’m a firm believer in the idea that small changes can make a big difference. Look closely at the master bedroom, en-suite and walk in closet in this 610 sq ft new high rise condo in Vancouver. The marketing people insisted on a walk-in closet even though there isn’t really enough room and the door hits the bed. It’s also not ideal to have the door to the bedroom directly off the living room. These types of high rise condo units are really challenging to design well because it’s difficult to fit all the spaces into the units and deal with structural columns, angled walls and other building impediments. However, I also believe things can be improved with a few simple changes. Creating a small vestibule makes the entries to the bathroom and bedroom more private and eliminates the need for a dual entry bath. Free standing millwork closets with doors will fit better in this space and keep everything looking neat. What do you think of these changes? In smaller space condos, every square inch counts and the floor plans need to be functional and efficient or the entire unit can quickly go off the rails. This is a newly built 520 sq ft high rise condo in Seattle that is currently listed for sale. For such a small unit, there is at least 20% of the floor plan that is either wasted or under programmed space while other components are jammed in too tightly. The overall organization of this unit suffers and so does the property value. I’ll be posting the full episode on my IGTV channel on how to redraw this plan and fix the problems.
