Just sold this home and completed the flip on Friday! ➡️ . I’ve posted a few pictures of this one already and while some of the feedback from the ‘gram was that they thought it was too ‘basic’... . But the fact is that these basic flips are NOT home runs, but they ARE singles and doubles. And these singles and doubles are how I score a majority of my runs in this game. . Like all projects, this one came with it’s own challenges, both managing the project and managing the team. But we got through it. . So let’s break this one down. Here’s the REALITY of how investors are #flippinghouses in TODAY’S market... . First, the renovation. We ended up matching the neighborhood trend of: . ✅Open floor plan ✅New windows ✅Gray tone flooring ✅Gray interior paint ✅White cabinets ✅White subway tile backsplash ✅Stainless steel appliances ✅Recessed lighting . That ‘basic’ look, priced correctly, drove a ton of activity and got us the right offer that I accepted after just over a week on market! And that buyer ended up completing the purchase... . Projections when we bought it were: . Purchase: $155,000 Rehab: $28,000 Resale: $240,000 . Actuals were: . Purchase: $155,000 Rehab: $30,000 Resale: $240,000 . And most importantly: . ✅Purchase + Rehab funded by OPM (Other People’s Money) ✅I never stepped foot inside ✅I don’t have a real estate or construction license . Wash. Rinse. Repeat. #fbf to one of our first flips! We bought this for around $160k, rehabbed for around $40k & sold for around $290k! I can’t remember the exact numbers but I remember being so nervous because it sat on the market for a month before we got an offer! . A few tips we learned 1: ALWAYS renovate according to the neighborhood not always to your taste - pay attention to budget & color themes - don’t over renovate 2: Pinterest paint color options before applying because they don’t look the same once applied LOL 3: go to the countertop shop and pick out the specific slabs you want because they are all different! 4: pay for a professional photographer - cell phone pics don’t always cut it! #kitchentransformation #kitchendecor #kitchendesign #kitchenreno #kitchenremodel #kitcheninspiration #kitchenrenovation #kitchensofinstagram

Nothing fancy. Everything clean. . The master bathroom (a core area of a flip) is an important selling piece if you want to sell your property (A) quickly and (B) profitably. . This 3 bed / 1 bath went under contract before even going on the open market . This neighborhood likes tans and browns in their bathroom finishes, so tans and browns are what we gave them! (No pun intended) . Resales don’t always go quickly so I’m sure pumped when they do!! . The renovation process on this one went pretty smoothly. The contractor and I have some...let’s say “miscommunication” with each other but we got through it enough to get this done! . The lending process and getting OPM was quick! I had offers to fund it a day or two after locking it under contract and chose the best one for me pretty early in the process. . I proposed a six-month project and felt like I was looking kind of bad with my lenders when we were three months in without as much progress as we would have liked. . I fell on the sword, let them know about my miscommunications with the contractor, and kept everything transparent. Wasn’t easy, but it was the truth. And I think it made me look bad and good at the same time. . When it was ready for market this week, we had a plan of making the listing live and I actually went on social media to discuss pricing it out. (Check my story highlight “The Resale” to watch it) . We ended up having a buyer make an offer before we have never got to market. It was a strong enough offer to take right away. . At the end of the day if this buyer ends up closing on the deal, we will beat our projected timeframe and get a higher selling price than anticipated! My team has some work to do to bring this to the finish line so fingers crossed that everything stays on track! . What’s your favorite way to add a pop of color? If you’re doing a white kitchen, I always suggest a little staging to help make it pop more! Love the pop of green that was incorporated by the placemats and the other decor to help liven it up! Some other ways to add subtle color for staging purposes are in the chairs, hand towels, plants/flowers, area rugs, artwork, dishes if open shelving - all very affordable and moveable (for staging from flip to flip!) .
